Problem

COMPLETELY NEW STORE CONCEPT The company rolled out a new visual identity across every shop worldwide, simultaneously, four times a year. This was made possible by a new tensioning-fabric system that let them swap the entire visual display each quarter. I was tasked with implementing this system in Vienna. FLAGSHIP STORE REDESIGN, WIENER GRABEN The store spans two floors, with a narrow, closed-off entrance on the ground floor. Most of the retail space is upstairs — so we had to guide customers into the store and then up to the first floor. STEEL CONTRACTOR TURNED OUT UNRELIABLE ON DAY ONE They were meant to build the delicate steel staircase. On top of that, on-site measurements, as always with this kind of renovation, differed significantly from the plans.

Solution

PARTNERSHIP WITH FABRIC SYSTEM PROVIDER TREVISION We first tested the concept in a small shop on Mariahilferstraße. We then rolled it out to the flagship store and numerous other locations across Austria. WELCOMING ENTRANCE & OPEN STAIRCASE We built the entrance entirely in glass, and it now stands open almost all the time, drawing customers in from the street. The counter on the left directs visitors' attention to the merchandise, while the delicate staircase guides them straight upstairs. REPLACEMENT CONTRACTOR FOUND ON DAY ONE From minute one, we sourced a replacement for the steel contractor. To save time, we brought the new steel team on site together with the structural engineer. The new contractor committed to completing the build within 3 weeks. At the same time, we re-measured the existing structure at speed and redrew the plans. Delivering precise, high-quality plans under this kind of time pressure is exactly what sets our office apart.

Timberland: How we saved €10,000 by challenging unnecessary permit filings

Problem

TWO BUILDING FILINGS DEMANDED FOR A ROUTINE REFRESH The store had been running at the same location for 20 years. It was simply due for a refresh — new fixtures, updated finishes, nothing structural. Despite that, the property owners insisted on two separate building-law filings before any work could begin. A TRADE-LAW FILING THAT SHOULD NEVER HAVE BEEN NECESSARY On top of the building filings, the owners also demanded a retroactive trade-law filing: Because, after two decades of operation, the location had never actually had one on record. Left unaddressed, that meant reopening the store's entire regulatory history before a single fixture could be replaced. EVERY EXTRA FILING MEANT MORE COST AND DELAY Each additional approval procedure adds cost and pushes the renovation timeline out by weeks or months. Time the store would have had to stay closed, or work around an active construction site.

Solution

REVIEWING WHAT THE LAW ACTUALLY REQUIRED Rather than accepting the owners' full list of demanded filings at face value, I reviewed the scope of the planned refresh against what Austrian building and trade law actually requires for this type of renovation. NEGOTIATING THE FILINGS DOWN TO WHAT WAS NECESSARY Based on that review, I negotiated directly with the owners' side to establish that not every filing on their list was actually required for the scope of work involved.

€10,000 SAVED By avoiding the unnecessary filings, the project came in €10,000 cheaper than the owners' original approach would have cost. WEEKS TO MONTHS OF PROCESSING TIME SAVED Every filing that didn't need to happen was also time that didn't need to be spent waiting on approvals — cutting weeks, potentially months, off the renovation timeline. A LEGAL DISPUTE AVOIDED Because the requirements were clarified and agreed upfront, the retroactive trade-law question never escalated into a dispute.

Without the proper building permits, you risk a formal notice from the building authorities. Austria's labor and trade law isn't something to take lightly either. You'll receive a demand to fix the deficiencies immediately. Otherwise, you're looking at fines — or in the worst case, your store gets shut down. In some cases, authorities can even force you to undo renovations you've already completed. The deadlines are tight — you usually have just 14 days to correct the issues. Iuman: Reopening in Vienna's 1st Distrct in 3 weeks, not 6 months

Problem

FACADE DEMOLISHED BEFORE THE REPLACEMENT WAS READY The plan was simple: swap the facade for an identical one at a location I'd originally built out 15 years earlier. Technically, it should be a like-for-like renovation that shouldn't have needed a new permit. But the contractor tore down the old facade completely before the new one was ready to install. STOREFRONT BOARDED UP, NEIGHBOURS COMPLAINES, APPROVAL LAPSED With the facade gone, the storefront had to be sealed with wooden boards for several days. Neighbors complained about the boarded-up appearance on the street. Because the original structure no longer physically existed, the existing approval automatically expired along with it. AUTHORITY HALTED CONSTRUCTION, A 6-MONTH PROCEDURE LOOMED The authority imposed an immediate construction stop. Multiple departments would need to be involved — including the district building authority and the city planning department. Therefore, a full new filing threatened to take up to 6 months, with the store closed the entire time.

Solution

FIRST RESUBMISSION RECECTED OVER THE BUILDING LINE We refiled the facade exactly as it had been before. But that design sat 30 cm over the official building line, the same as every other shop along that historic row. The authority rejected the first application on that basis: The surrounding buildings had only ever been approved "subject to revocation," never as a permanent right. FACADE REPOSITIONED, APPROVAL RENEGOTIATED IN PERSON We resubmitted with the facade moved back by 30 cm and had the approval adjusted to match. Rather than waiting on written correspondence, I followed up with the authority in person, multiple times, and made the case directly. Every day the store stayed closed meant real, quantifiable lost revenue.

Result

APPROVAL IN 3 WEEKS INSTEAD OF 6 MONTHS The decision came through in 3 weeks; a fraction of the 6-month timeline the authority had originally signaled. STORE REOPENED IN VIENNA'S 1st DISTRICT The location, on one of Vienna's busiest retail streets, was back in business without the extended closure that had been on the table. REVENUE LOSS MINIMIZED Because the approval moved quickly, the store avoided the extended, compounding revenue loss it would have faced under the standard 6-month timeline.

Morawa: Redesigning a storefront within

heritage protection rules

Problem

TOO LITTLE FOOT TRAFFIC The original store had grown dated, so the CEO wanted a new concept. The store needed to present itself more attractively from the outside and be visible from every direction. HERITAGE-LISTED BUILDING The company wanted a sliding door and sale-book displays out front. But on this heritage-listed building, a canopy simply wasn't possible. TOO LITTLE RETAIL SPACE The interior was very limited. Yet the CEO still wanted more display space for his merchandise.

Solution

ENLARGED SHOP WINDOWS Since the goal was above all to draw in foot traffic, we enlarged the shop windows. We prepared studies and, together with the CEO, the Federal Monuments Office, the city planning department and the interior fit-out team, agreed on the preferred solution. SUN PROTECTION INSTEAD OF CANOPY In coordination with the relevant authorities, we installed a sun-shading system instead. This let us extend the sales area outward, protected from both rain and sun. AN ESCAPE-ROUTE CONCEPT THAT FREED UP MORE SALES FLOOR Through a novel escape-route concept, we managed to reduce the number of required exits and convert the freed-up space into display area.

Ray‒Ban: Finding a ventilation route nobody thought existed

Problem

A FLAGSHIP AMBITION - WITH A FOOTPRINT THAT DIDN'T FIT Ray-Ban wanted a flagship store in Vienna, on Kärntnerstraße — one of the city's prime retail streets. The building under consideration spanned three floors. But due diligence revealed that only two of them were actually available to rent. The top floor was let separately and, officially, had never been structurally separated from the space below. NO VIABLE ROUTE FOR VENTILATION A store of this size needs proper air intake, and none of the usual routes were available: Not through the basement, not through the facade, not through a light shaft. The only physically possible path ran through the third floor — the one floor that wasn't part of the deal. THE TECHNICAL PATH WAS BLOCKED, TOO It got more complicated: the building's elevator ran through both lower floors. Its technical shaft had already been sealed off in an earlier renovation. Between the missing ventilation route and the walled-off shaft, the flagship concept was at risk before construction had even started.

Solution

DIGGING INTO THE BUILDING'S HISTORY Rather than treating the third floor as off-limits, I pulled the building's original plans to understand how the structure — and its ventilation and elevator systems — had originally been laid out. GETTING THE UPSTAIRS TENANT ON BOARD I contacted the tenant occupying the third floor directly. We walked the building together with them, floor by floor. So, we saw what was actually still there versus what had only been sealed off on paper. OPENING A ROOM NOBODY HAD TOUCHED IN YEARS Together with an elevator technician and a locksmith, we opened a long-sealed, decades-old technical room. The equipment inside was still functional. It turned out the elevator itself had never been formally decommissioned, despite appearing that way on record.

Result

VENTILATION SECURED The old infrastructure gave us a legitimate route for the store's ventilation system, without needing to renegotiate access to the third floor. ELEVATOR SECURED Since the elevator had never been officially taken out of service, it could be reactivated and brought back into use rather than requiring a costly new installation. A FLAGSHIP PROJECT THAT STAYED ON TRACK What had looked like a dealbreaker early in due diligence turned into a fully approvable flagship concept. And this, without Ray-Ban having to renegotiate the footprint of the lease.

Arc'teryx: Cutting a €100,000 permit problem down to €5,000

Problem

A PERMIT THE AUTHORITY CLAIMED DIDN'T EXIST For a retail unit of this size, a valid trade-law permit was required. One had originally been issued for the location — but the authority claimed no record of it existed. Starting from scratch would have meant a full new approval process, priced at up to €100,000. Above that, it would have forced the entire store concept to be redesigned around new constraints. FIRE SAFETY ISSUES THROUGHOUT THE SPACE On top of the missing permit, the space had significant fire-safety gaps: Cable runs left exposed, ceilings open where they should have been closed, and structural steel beams that hadn't been properly fire-clad. A SAFETY BARRIER THAT FAILED INSPECTION BY 2 CENTIMETERS The mezzanine gallery had a fall-protection barrier that was required to stand at 1 meter. But it measured only 98 centimeters. It had never passed inspection, and the site's building supervisor had flagged it as an open issue.

Solution

TRACKING DOWN THE ORIGINAL PERMIT Rather than accepting the authority's position at face value, I argued that a permit had to exist and set out to find it. I traced the location's previous operator, who still held the complete file — including the original permit itself. A COST-EFFICIENT PATH TO FIRE-SAFETY COMPLIANCE With the permit history established, I worked out how to bring the space up to fire-safety standards, get it approved, and have it signed off. This without the cost of tearing out and rebuilding the concept from scratch. AN ENGINEERED FIX FOR THE SAFETY BARRIER For the fall-protection barrier, I developed a technical solution that brought it up to the required 1 meter without replacing the entire structure.

Result

FROM €100,000 DOWN TO ROUGHLY €5,000 What had been on track to cost up to €100,000, a full new permit and a reworked concept, came in at around €5,000 instead. NO DEMOLITION, NO RESTART The store didn't need to be torn out and rebuilt from scratch and the concept stayed intact. NO DELAY TO THE OPENING Because the issue was resolved without a full teardown, the store's opening date was never put at risk.

MISSING PERMITS FOR THE FLAGSHIP STORE We've renovated the flagship store on Kärntnerstraße five times since 2011. When I took over the project at the start, key permits were missing. HERITAGE-LISTED BUILDING We urgently needed a ventilation concept. Since the building is heritage-listed, we couldn't simply vent through the facade. So, we had to route it through the walls instead. But those walls were solid concrete, installed that way by the neighboring store. TOO LITTLE SALES SPACE The store urgently needed more sales area, but at the time, no one knew where that extra space could come from.

Solution

PERMITS SECURED Before the first renovation phase even began, we obtained every missing permit and brought the store into full legal compliance. VENTILATION SYSTEM DEVELOPED On old building plans, I discovered a disused chimney and went looking for it together with a chimney sweep. Through that shaft, we were able to ventilate the building. COLUMNS STRIPPED BACK The shop had already been renovated multiple times before 2011. It turned out every previous planner had added their own new cladding around the original columns in the sales area. I removed the built-up layers, freeing up several additional square meters of sales space.

Resultat

BUILT AROUND A STORE THAT COULDN'T CLOSE The flagship store is by far the most important location for the chain in Austria. It generates the most revenue. So all renovation work was done only on weekends and at night, since the store had to stay open at all times. A REPEATABLE 3-WEEK PROCESS Through this renovation, we developed a process for coordinating tradespeople. So they handed off to each other without friction or downtime.
